The Ponds at Bolton Valley Resort - 6,600 SF Event Facility

The Ponds at Bolton Valley Resort consisted of the design and development of a 6,600 sq. ft. facility offering an elegant, yet rustic setting for weddings, corporate functions, and other special celebrations. It has a banquet capacity for up to 300 people and a maximum capacity of 400 for group functions.

The newly completed Hinds Lofts are located at 161 St. Paul Street in downtown Burlington and house 15 residential loft condominiums. The building, originally built in 1903 by the O.L. Hinds Company as a clothing manufacturer, has been completely renovated into one, two and three bedroom loft condominiums ranging in size from 710 SF to 1,344 SF.

The Shelburne Commons project was the redevelopment of a poorly performing retail center in Shelburne, VT. The project was particularly challenging given the property’s history of non-performance and environmental contamination issues. It was substantially vacant at the time of purchase. Hazardous waste clean-up efforts were planned and permitted with a fast execution.

The Riverworks project was the re-development of a 103,000 SF warehouse and industrial facility. At the time of purchase, the property was substantially vacant and burdened by poor quality tenants and conflicts with adjoining residential neighborhoods. Significant improvements were made to the site and building upon purchase.

Construction was completed in June of 1994 and the project was 100% leased upon completion.

The acquisition of the former "Fonda" facitily in St. Albans is a 180,000 SF warehouse/manufactiring facility with rail siding. The building was purchased vacant and a single tenant was identified within 12 months of acqusition.

Battell Hill Townhomes Seminary St. Middlebury, VT

21 Premium Condominiums

Battell Hill Town Homes was the development of 21 premium condominium units located on Seminary Street in Middlebury. The project was constructed in three phases over a period of two years. All of the units were sold shortly after construction. The project was a success and continues to maintain high property values for its owners as a result of design and conception.

Redstone purchased a 101,840 SF building and 5.59 acres of land from Specialty Filaments Inc. The property is located at Pine & Howard Streets in Burlington, VT. Redstone redeveloped the site into a multi-tenant building with commercial/office & warehouse spaces for lease.

Riverside Avenue, Salmon Run

The project was the development of 80 units of affordable rental housing known as Salmon Run on Riverside Avenue in Burlington. The project was financed using a Housing and Development Action Grant, tax exempt financing and the syndication of Low Income Housing Tax Credits.

Rehabilitation of Historic Factory Building

The project involved the rehabilitation of a vacant factory building known as the 'Maltex' building. The project created 45,000 SF of office and industrial space in the first incubator building in Burlington. The total project was financed through an Industrial Revenue Bond, Urban Development Action Grant, and a limited partnership syndication.

Historic Restoration in Shelburne Village

The historic Shelburne Inn is listed on the National Register of Historic Places and is billed as the oldest building in the Shelburne Village Historic District. When Redstone purchased the property in 2005, there was an overwhelming sense in the community that the developers has the vision to to revitalize this corner in cooperation with municipal officials.
