COMMERCIAL PROPERTY MANAGER
Redstone is seeking an experienced commercial property manager who is capable of overseeing all aspects of property management for a portfolio of 20 properties consisting of approximately 1mm sf mainly in the Burlington area. The Property Manager is involved in all aspects of day-to-day operations of the property, including but not limited to lease management, capital and operating budget planning, tenant relations, and maintenance and repair.

Job Responsibilities:
• Serve as main tenant contact by handling requests/problems/questions in a timely manner. Generate work orders as necessary. Follow up appropriately to ensure tenant satisfaction
• Perform all lease administration duties, including negotiations of new leases and lease extensions.
• Prepare annual operating and capital budgets and monitor for monthly/quarterly variance
• Review and reconcile tenant rent and CAM charges
• Proactively find, address, and resolve operating issues
• Assist with bidding and negotiating annual maintenance contracts
• Approve and monitor all tenant improvement work
• Approve invoices
• Regularly inspect properties for condition assessment
• Seek opportunities to increase customer satisfaction and strengthen customer relationships
• Ability to respond to property emergencies after business hours and on weekends

Prior Experience:
3+ years of commercial property management experience

Other:
• Firm understanding of the real estate industry with demonstrated interest in Real Estate
• Proficiency in Excel, Word, PowerPoint, and Yardi
• Strong interpersonal, communication, and management skills
• Ability to operate with an owner’s perspective
• Market analysis skills to support decision concerning rates, capital improvement programs, leasing strategies, and property repositioning.

LEASING & MARKETING MANAGER, STUDENT HOUSING
Redstone's Leasing & Marketing Manager for Student Housing is an exciting position that has a direct impact on our campus housing operations, supporting the Redstone Lofts and Redstone Apartments properties. Under the supervision of the Director of Student Housing, the role will develop comprehensive marketing and leasing strategies to ensure the success of meeting occupancy, resident retention, and community engagement goals. The position requires an outgoing, resourceful, and enthusiastic sales professional capable of assisting the campus housing team, supporting student residents, and collaborating with Redstone and University of Vermont colleagues. The role supports critical campus operations that have a direct impact on property performance and resident satisfaction.

Job Responsibilities:

Marketing:
• Prepare marketing plans and develop new strategies and programs designed to meet occupancy goals, including developing an annual marketing and events calendar
• Generate, cultivate, and track leads for prospective residents by utilizing effective marketing techniques
• Prepare daily and weekly ‘traffic’ reports and other administrative reports as requested
• Identify the appropriate media for distribution of promotional advertising, and acts as liaison with respective media representatives
• Develop and implement online marketing efforts and effective social media strategy; Continuously monitor and update all social media channels to promote the property
• Research and participate in local and campus events to promote the Redstone Lofts and Apartments community and reach prospective tenants
• Provide guided tours of the community and individual units to prospective tenants and affiliated parties (parents, student organizations, etc.)
• Ensure an adequate stock of printed collateral and promotional items are always available
• Operate marketing activities within the confines of the marketing budget

Leasing:
• Create, implement, and measure the success of a comprehensive leasing and sales program that will ensure the successful annual lease-up of the portfolio
• Oversee application administration, including making recommendations for enhancement of application technology and streamlining application procedures
• Communicate effectively and in a timely fashion with all applicants regarding pending paperwork, and application approval or denial; Ensure follow up activities take place for all prospective residents
• Conduct all tasks necessary to close the sale, exhibiting adaptability, sound judgement, and quick thinking to respond to needs of prospective residents
• Manage and review all leases and associated leasing paperwork
• Prepare daily and weekly leasing reports
• Assist Director of Student Housing with developing pricing recommendations
• Oversee room assignments, roommate matching, room reassignments, and sublets

Resident Retention Efforts:
• Help to maintain a positive community environment for residents, guests, and families
• Assist with developing and implementing resident retention efforts, including programming and events
• Develop community partnerships and identify opportunities for community engagement across campus
• Exhibit awareness of resident concerns and develop methods to track resident satisfaction
• Assist with development of resident communications, effectively utilizing a range of mediums to distribute company, university, and community information to residents in a timely fashion

Building Turnover:
• Alongside Director of Student Housing take a lead role in overseeing building move-ins and move-outs

MAINTENANCE TECHNICIAN
Redstone's Maintenance Technician maintains property appearance and the general functioning of property machinery and systems, applying expertise and knowledge toward the on-going property operation. A professional appearance and attitude are essential for this role. This is a 40 hour per week
position, that also assumes duties for after hours work as part of a rotational on-call schedule.

Job Responsibilities:

Performs minor or routine maintenance or repair involving the following on a daily basis:
o Electrical and plumbing (including water lines)
o A/C and heating systems.
o Appliances (when applicable)
o Stairs, gates, fences, patios, railings
o Tile, carpet, flooring
o Roofing, gutters, fasteners
o Interior/exterior lights
o Gas fixtures and appliances (where applicable)
o Shutters, doors, cabinets, windows, sliding glass doors
o Door locks, P.O. boxes and locks
o Security systems (where applicable)
o Ceiling leaks.
o Janitorial duties
o Walls

Adhere to all maintenance and purchasing directives as per management/lease agreements and company policies, including to but not limited to; property inspections, work orders, landscaping and grounds, safety, special maintenance items, work order procedure, stock control systems. Continually inspect property, record deficiencies, report to Director of Maintenance and/or Property Manager. Follows preventative maintenance programs for the property and specific equipment guidelines. Responsible for complying with safety regulations to avoid injury to self and others, as well as damage to equipment or buildings. Responsible for completing any and all required paperwork (i.e.: Requested reports, logs, timesheets, work orders, etc.) in a timely manner. Report accidents and emergency situations to the Property Manager and/or Director of Maintenance immediately. Other duties as requested or required.

Equipment Requirement:
Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate.

Operation of Equipment/Machinery/Tools:
An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
• Hand Tools - Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
• Power Tools - Wrenches, grinders, sanders, drills, saws, etc.
• User-Moved Aids - Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
• Mechanical Equipment - Motors, pumps, compressors, blowers, electric and hand power augers, etc.

Physical Requirements:
• Constant need (66% to 100% of the time) to be on feet
• Have constant need (66% to 100% of the time) to perform the following physical activities: Bend/Stoop/Squat; Perform routine maintenance/repairs, pick up tools and needed equipment; Climb Stairs; Service requests; Push or Pull; Move equipment, appliances, open and close doors, etc.
